Gas safety Inspection Certificate


The Landlords' gas safety inspection involves a thorough safety review of all gas appliances located in the rented property. After the gas safety engineer has completed the inspection, he will provide a report with the findings.

This inspection is carried out by the person in charge of the property. This regulation is very strict and if you do not comply, it could result in severe penalties.

A new inspection should be performed if the property was rented by a tenant for 5 months and it's still a few weeks before its next inspection. This is to confirm that everything remains safe. A previous tenant could have left appliances or gas supplies in a dangerous condition.

What Is a Gas Safety Inspection

Safety checks should be performed on all gas appliances. Make sure the flues are not leaking and that they terminate correctly.

The air supply should be checked to make sure it is adequate and does not restrict the flow of air. Gas appliances classified as open-flue need fresh air in order to function correctly. If there is not enough, the appliance will burn incorrectly. The combustion products may also enter the room.

Install a carbon dioxide alarm in every room where a gas appliance is installed. The certificate will include a test and the results.

It is important to check that the safety mechanisms on an appliance work properly. This test is performed at the gas meter. This will show any gas leaks inside the house. When at the gasometer, check that the pipe connecting the gas supply is the right size.

The certificate is issued in two copies. The first copy should be handed to the tenant, and the second one goes to property management. The inspection report will note any defects found. Another certificate known as a warning will also be issued.

The length of time that the landlord is allowed to fix any problems will be determined by the severity. The gas will only be turned off and safe when the fault has been classified as immediate dangerous.

Too many landlords avoid this safety inspection because they don't want to pay the costs. As a landlord, you should make sure that this check is done annually by your landlord and ensure you get a certificate of completion for your personal records.
